As we have entered the last quarter of this year our Clark County Housing market has been grim.  I recently received information from a Title Company I use that there are about 150 new notices of default on home loans every day.  Home Values have plummeted in some neighborhoods up to 30% or more. 

However I believe we are seeing light at the end of the tunnel.  As we are in mid October, 1st Nevada Mortgage Co. has been receiving many more Web Page inquires as well as phone calls for purchase and refinance loans.  With over 5,000 new families arriving every month to our area the real estate market will turn around.  How soon, I don't know.  Having been a Mortgage Broker for over 26 years I have been through many up and down markets and yes this is the worst I have been through.  We will pull through this one as will.

For those of you Homeowners who have been turn down on a Refinance home loan because of your credit, even with current mortgage late payments you may still qualify for a FHA home loan.  This loan can get you out of Option ARMs and your 2/28 and 3/27 ARMs. This is a Government insured prime loan with great 30 yr fixed interest rates.  FHA does not look at FICO Scores.  Please call us, it won't cost you anything to find out if you can qualify.

For all of you potential Home Buyers who are waiting to see the bottom of the real estate market to buy, most of you will miss it.  After being in the Mortgage Loan Business for 26 years I have been through many ups and downs and from my experiences I have seen most Buyers end up buying their home after the market has bottomed, and they have ended up in bidding wars spending more money for their new home because they waited to long.  You need to buy your home now.  Right now you can buy your new home up to 40% less than the current owner owner bought it for.  Right now you can pick just about any neighborhood and even the street you want to live on (this won't last).  Right now you can almost bet on the seller (builder or homeowner) will pay all of your closing costs.  Right now is the time to cut your best deal.  When the market turns all of this goes away.
